Nothing that scares me, except the fact that the walls, ceilings, heating ducts, windows, EVERYTHING has a very heavy coating of cigarette smoke.

In this environment it would probably just get overrun with weeds and bare patches again anyway.You can't see it from the photo, but there are lots of cigarette butts and Corona bottle caps in the grass too.

For example I would not put in a lease you are not to litter the ground with cigarette butts, shoot off bottle rockets, store stuff on common stairs,  park cars in certain areas, write harassing notes to neighbors,  these fall under quiet enjoyment and property upkeep but you need to spell it out for some people.
