Normally seller pays buyer agent fees

I’m not a first time home buyer but wife would qualify, I want to put down less than 10%. 

But that is another issue I have, finding a buyer AFTER you go binding vs having a buyer lined up first...but that's for another post.

Luckily my agent lined up another buyer right away.

Lenders are offering primary buyers that rate and you are getting it with 20 down (not even 25 which gets you the best investment rate). 

Lesson: Keep a nice house and inspect before the inspector.Inspections then occur annually and you don't get paid if your property fails until you pass again.
