The turnover was purely from the tenants: they were a couple and had breakup, one of them moved out and the other couldn't afford the rent on their own and so they moved out as well.

He is asking for 25K in the case if we break up and we have to sell the house I will get half of the 130 K.

He's never gone a month without paying, is generally a couple weeks late and once paid on the last day of the month. when he first moved in the cops were here for him multipe times but now it's been cop free free for a year - bad break up restraning order stuff. 

The breakups did make him revisit his cleaning standards and it's much better now.
