I told the buyers the garage might not be ready in time but we would escrow funds and write it in the contract.We tore the old garage down and pored the pad.

Hello everyone,I have hotel right off the highway exit near Elmira NY and has plenty of space in the front to construct pad site or lease the land.

Then it became apparent the irrigation nozzles were routinely spraying water against my house and subsequently that this water was getting in - carpets were damp coming through from padding below.After checking pipes etc with a couple plumbers who found nothing wrong with any pipes in summer and fall 2017 ...

I'd be nervous buying a home this big and not having enough padding against the ARV.

Its in a rural town, good location, pads, streets in place, electric run.

I run 10% vacancy for padding, 8% Capex and repairs, and 10% management.

Then it will be going so fast you’ll want to slam on the brakes.  

I know some of the smell could also be in the carpet and pad (which is being REPLACED), so should the concrete subfloor under the pad also get coated in the same odor-blocking primer?

The pad is great for a live/work contractor, since there's lots of space, nice house, and big warehouse - but not really as a rental property.What I'm actually leaning towards is unloading the break-even property, and transferring to something more suited to rentals.
