That is overly-simplified and there are other rules and exceptions to that, but it's something that newer investors need to be aware of before you start chasing "flooded homes" for rehab. 

I am now keeping away from funds that are leveraged so high and chasing yields that are too good to be true. 

Make a plan to build equity over time and avoid chasing cash flow. 

I see story after story of people being upside down and having to sell at a loss because they chased the shiny object without enough due diligence. 

Was just gonna say the Chase bank glitch where people thought they were getting free money by cashign fake checks...

They legitimately feel that it would be amazing to sell to us.While everyone just turns off their brains, and work harder instead of smarter just for that illusion: "see I did so much work,  it has to mean I am closer to the reward", but sadly it is all it is an illusion.I rather work smarter, not harder and have whoever that is motivated, come and find me, instead of me chasing them.

I have been doing this for just 6 and I get more leads for free than you get chasing after them paying a fortune.

Most chase the money and shrug off the lower risk proposition that will allow them to eat well for a few years.
