I'd recommend going more north West Palm Beach area is growing rapidly, has a brightline station & has announced some significant devlopments over the the next several years that are very appealing to draw more people students etc.

I recently placed in a class a unit (almost $2k/ft value) because it is beach unit and expect higher water contact (normally class a gets real wood).Carpet in common areas in short run is cheap but long run will cost more than concrete stain or LVF.

I'm on the Emerald Coast of FL (Destin - Fort Walton Beach) and I have noticed that there have been several investor developments, where an investor buys a property that also has some extra land and then adds tiny homes on the extra land to use for additional STR housing.

For us it varies by property - smaller more urban units can be 80,90% Airbnb whereas larger beach houses can be as low as 30% Airbnb but company wide on 65 or so doors last I checked was 40% Airbnb, 30% VRBO, 30% Other (Direct, Marriott, Google, Booking.com, Jetblue/Allegiant Airlines, others).
