I have ~$25k I am comfortable investing and here is my issue:I live in San Francisco, arguably one of the hottest markets in the US, and am unable to afford anything in my market.

Losing the use of the kitchen and having raw sewage in the apartment arguably makes it uninhabitable, so I think the tenant would have been right to have gotten a hotel room and charged the landlord for that while the apartment was getting fixed.
