Welcome @Andrae S WigginsThere are REI opportunities in different markets - markets in the Midwest and Southeast of the country are great - where not only are the purchase prices reasonable for most RE investors, but the homes are turnkey (new builds or completely rehabbed homes, tenant ready, systems 10 years of life remaining on them, property management teams in place) with appreciating home value AND appreciating rent.

Look, this MTR of 30 days+ is completely arbitrary.  30 days stay is much closer in respect to tenant types to STR.  

I've seen it happen before here in LA.There have not been a lot of ADUs completed in Chicago in the pilot area.

So that means even many years down the line, after I've dropped them completely, and I decide to sell my property - they're going to come after me and charge me a months rent because they didn't sell my property.WHAT SCUMBAGS!!!
