Depending on tenant quality, I like to see anchor tenants with 5+ years on their current lease.

I wouldn't have thought to put the words "news anchor", "nerd", and "minimalist" in the same category, but that's my bad. 

@Cassi JustizAn anchor tenant, who occupied 70% of the property, planned on leaving after their lease was up in a year.

Check your lease for co-tenancy clause or language similar that will let you reduce rents, remove guarantees etc. if a certain percentage of the center goes dark or an anchor plus out. 

Also be sure to invest in a market that you think has great potential and is doing well in regards to various different factors (Population growth, Economic diversity, job growth, Anchors in that area, Job diversity, Climate risk, etc).

If you can see it, but are too afraid to walk through the neighborhood to get to it, it’s not “walking distance”Rule #4 If it’s not walking distance to water, it needs to be walking distance to an anchoring institution.  

My strategy is to focus on strong school districts to use as an anchor for areas I'm looking to target.

I only had to patch a tiny screw hole and replace towel bar anchors (the ones in the kit were pretty weak) from the last tenant.  

Part of me is excited at the potential to gain that many units of SFH tony portfolio at once, but if they are anchors and not cash flowing....

I received an engineers report on it which said anchors should suffice.
