Check your lease for co-tenancy clause or language similar that will let you reduce rents, remove guarantees etc. if a certain percentage of the center goes dark or an anchor plus out.

Also be sure to invest in a market that you think has great potential and is doing well in regards to various different factors (Population growth, Economic diversity, job growth, Anchors in that area, Job diversity, Climate risk, etc).
