We recently closed our joint bank account that the property manager sent ach transfers for rental income to.

I added this line item to my rental application -  1.Confirm that you have a checking account and that you agree to use the automated ACH payment process through the Internet based Cozy system (https://home.cozy.co):Similar wording is in the lease agreement. 

I use Cozy because it's free for tenant and landlord if you use ACH transfer.Cozy sends you an email when the transfer is in process and when it is "depositing" - usually the day before it hits your account.

Essential items include medicines, food, and medical services.

It will put another barrier to removal (takes a few days up to a week for ACH transfers between institutions).

Also, in terms of setting up ACH for direct deposit of rent, what challenges have you faced? 

At this point though you're going to have some cleaning to do when they leave so no point in rushing that head ache. 

Since a renter cannot go without food, most will not go without medicine, they cannot go without transportation and most do not want their kids to go without these either, they have to pick and choose often which bills to pay and how much.Rent is usually the very first thing to get behind in emergencies.
