The PM should know the market with a high degree of accuracy.

Without that, I would walk away from any multi-family deal where I was relying on the tenancy, but could not verify the accuracy of it or the payments.

Having a bit of accuracy issues with my current freelancer

I'm curious if anyone has thoughts on the accuracy of rental property analysis from property management companies as compared to expected rent from places like zillow or realtor etc? 

I'm friends with the owner - he's a great guy, and the hit rate and accuracy is around 90%.

As for the almanac - I used to buy it, but we created our own internal tool that we use and teach people how to do this on their own with a little more accuracy on a per deal and per market basis. 

I'm old school and new to online graphics accuracy.

So for accuracy you just need to get real close to a realtor and bug them, or somehow get your own license and access to software.   

Before closing the title company will send you proof of a clear title and a HUD statement so you can see how the money is being disbursed, review it for accuracy and then close.
