Those that respond “$0” or something ridiculous, you can request income documentation from them to justify.Don’t be afraid to share with them how much your property taxes & Insurance increased and that YOU cannot afford to absorb them.ALWAYS get an increase or something of value annually or tenants will start thinking they should never have an increase, making future increases that much more difficult to negotiate.

I honestly think the core pce data is basically the driver of the 10 year from here on out, it’s pretty clear just based on the rent lag data that we will have really good prints though mid year, to me the question is back half of ‘24 do we get some bounce on the goods side (we’ve had outright deflation in many goods categories so just getting back to normal would be inflationary) and eventually & this is probably a 25 and beyond issue do rents start to turn positive once the new supply starts to absorbed.

That's why when the borrowing costs get really high for them and the businesses can no longer absorb the inflation in the name of higher wages you have a downturn.More investor owner areas will likely crater as the wave of foreclosures start happening with regular homeowners there and also the investors who own maybe 1 or 2 properties who extended themselves financially to start their investing journey.

Way more multifamily units (not even counting another 675,000 single family units under construction) than new household formations coming for 2024.Operating expenses, including taxes, insurance, maintenance, etc. are skyrocketing, and likely not all fully absorbed in the average property.And, alternatives that produce more cash flow than a 5% cap rate (average for prime multifamily real estate currently) with less work and less risk, like private lending, short-term treasuries, money market accounts, etc.

First is zeroing on on a location, and ideally neighborhoods, bur probably just as important is getting in touch with some excellent folks from the local market.I have absorbed a lot of information form bigger pockets, and from my own home ownership/buying/selling.Financially I would be targeting a $150-200k property with the 20-25% down.With my current mortgage, debt, and income, I expect to be easily approved for a traditional loan for the above price range.
