My purpose behind my decision to pursue REI is to gain financial freedom for wife and I, my future family as well as have the ability to make sure my parents are well taken care of once they reach the retirement age.If I had to label myself I’d want to be known as an open minded rental investor for all long term, mid term and short term investing, with the occasional flip for quicker capitol to put back into another rental.

My concern, though, is committing to a long-term stay that could extend into the peak season, potentially limiting our ability to capitalize on higher demand during that period.Has anyone else faced similar challenges with their STR during the slow season?

It is solid to look at deals that are off-market and know that the ability to buy it at a price and either hold it or sell it will be coming with less competition on the purchase and more upside.  

Very satisfied with the results, operations and and the ability for both manual and automatic shut off before a leak can cause damage.. 

I'd recommend the spread on the return and your ability to replace damaged items (local vs. not local, strength of your team) be the determining factors in that decision.

However, understanding their requirements—such as down payment percentages, reserve requirements, and loan-to-value ratios—is key to getting approved.One of the biggest advantages of working with portfolio lenders is their ability to fund deals that traditional banks might pass on.

Also, having the ability to write offers, e-sign them and put together offer packages with all the forms you need....isn't that a value?

It is restricting my freedom and ability to buy more properties.
