Using an attorney, CPA or a 3rd party as agent is smarter.2) Having an Operating Agreement---Without one, you don't have a viable LLC and highly likely a judge will set it aside.3) Buying a property in your name to get a FNMA/FHA/VA mortgage, then transferring the property to an LLC via QCD. 

I wanted to hire VA's to handle the cold calling aspect of things, since that is the most time consuming part in my mind.

They would be managing 4 to 5 cabins, and I would be setting my daily rates dynamically to maximize occupancy, so this would be a consistently significant workload for the VA(s).

All of them were ReFi’d and have 30yr interest rates between 2.5 to 3.5% (VA Home loans).

Biggest pati le is getting approved from VA and bringing property up to regulation.

A cost segregation study was performed on this residential condo in Herndon, VA purchased in 2017 with a depreciable cost basis of $151,518.

I purchased the house for 575k with the VA loan @2.5% interest rate.
