Morgan,When you are getting the Homeowners quotes, have them also quote a Personal Umbrella policy to give added Liability coverage since you will have a renter in the house.  

Many people skip the whole LLC and just get an umbrella liability policy for themselves to protect their assets which is what the LLC is basically there to do.

The leftover cash flow will then go to the LLCs bank account (or the umbrella bank account, if you've chosen that structure). 

They are all filtered through one license out of another state under the builder umbrella.
