We wrote into our purchase agreement that a separate septic agreement needed to be drawn up and attached to the recorded deed for all future owners which protected us and the other home owner,  and will make it easier to sell in the future with that in place.

Like Jake Baker suggested, keep good records and have a dedicated bank account for your property, properly separating personal and business expenses.

So I started creating an on boarding system where I have recorded videos and documents and protocol of how to run business.

We took the highest month of "normal" winter usage we had records on -- people in the house, heat running at a reasonable temperature, washer/dryer running, etc.  

In addition to risk, there is also salary cost the teams leading the renovations, leasing, sales, etc, and if applicable an assignment fee to a wholesaler that you will also not find in any public records.

that doesn't seem ideal - i think people should build up a track record before borrowing private money and putting it at risk.
