We discovered Union Beach this summer while looking for a restaurant, really cute little town with potential, has the nicely maintained Henry Hudson trail running through it (popular for running, hiking and biking), a pretty waterfront with views of Staten Island and Manhattan and some nice houses and townhouse developments near the water.

Use a wireless router that has a secure network for you and a guest network for tenants and provide it as an included utility.Another option is to place trail cams on the front/back entrances.

Actual trailing 12 PL's that I have seen are not  smooth and on a big turnaround project I am sure the first year will be very up and down from month to month depending on lease expiration and the renovation schedule. 

That provides more transparency and a better paper trail - Better to avoid questions than to have to answer them.Look to the tax returns and you won’t go wrong! 

@Scott Inno First you need Trailing 12 Month and P&L, Even ask for Schedule E of the sellers Tax return. 

There's third party registered emails that supposedly work and have audit trail along w/ them.... but I have not researched them.

Neighborhood-level data is more volatile, but in the past three months, median prices have dropped $397,000 in Kirkland-Bridle Trails, $125,000 in East Bellevue and $87,000 in Southeast Seattle.

If the projected year 1 income is much higher than the trailing 3 month’s annualized performance it’s probably overestimated. 

The Guidelines are same as long its under confirming loan limit.  2 years history is good enough  but lenders can accept working history from other county which can be verify by paper trail.
