Thank you for coming back and clarifying it, the minor difference does make a difference to me in practice.   

When I used to have RE Broker in my title ( I still have the license just dont practice) I would get folks pinging me about Vegas about once a quarter or so and I would hand those leads to my Daughter  she made some pretty awesome connections from a few of those folks that bought multi million dollar homes..

It drives me crazy when I hear these stories preventive maintenance is what should be practiced and discussing all avenues of the deal and the borrowers docs in advance.   

- Any lessons learned or best practices you’d recommend for someone leaning toward this approach?

However, as a newbie, you don't know enough yet for this to make a difference.I'd put this in practically the same leadgue as the BP calculator.

The idea here being you buy a 3-4 bedroom house near your practice facilities--and renting the extra rooms to your teammates. 

If so, can anyone recommend any best practices?
