I charge $55 per patch and sand so I advise that they do it beforehand, they usually do. 

I think that's exactly what @Matt Michaelson is talking about here.So in these cases you get these big patches of the second-layer shingles that age very quickly, then flap around and crack in windstorms.

I paid another $3k to re-run pex pipes through the walls and another $2k to patch said walls. 

Those holes need patching by another trade.

Forgot to add in the HVAC, move two bearing walls, adding an attic, patch some siding -you get the gist. 

However, it validates that an opportunity exist and I will not just leave the patch because they are here.
