I've been informed that completing the course alone may not be sufficient to pass the exam, so I’m seeking advice on how to prepare effectively once I complete it.Currently, my only other resources include a YouTube video, five practice exams, and a textbook.If you have any additional suggestions—whether online or in-person, paid or free—that could help me effectively prepare for the exam, I would greatly appreciate them.

I have on multiple occasions, once with one of my own properties and a few times for clients been able to not only get the money they paid for a property but also gave them extra money in a total loss (protected the equity that has accrued due to inflation in the industry).

I have a two questions with regards to a 1031 exchangeThe first one is if I were to sell a property for 500,000 its paid off can I buy 3 new properties that cost 200 thousand each or does it need to be one property greater than 500,000?

In five years that 100k has got you 15k+ (hopefully rents went up, paid off 10k+ in debt and your asset has appreciated 80k+.

I would try to portion that off as a separate loan that can be paid back quickly - you'd need to discuss your plan with the PML.

I am not worried so much about maximizing it rather than that it gives me a bit; because as more of the estimated $150000 property mortgage I want to take is paid down, the numbers get a bit better with appreciation as well.
