Remember the game "musical chairs"?

@Sean Colyer @Jon Mason I would join REIN, try to attend the Bigger Pockets meet-up on Tuesday, and make it to Seth Mosley's Music & Money Investors Group that meet the first Wednesday of every month in Franklin.

I used to listen to music during my commute and at the gym... now I listen to Josh and Brandon...

I often go to the gym and have traded my heart pumping music playlist for Bigger Pocket podcast.

Sure we would all like to time things perfectly when the cycle dips/there’s a crash, but if you are planning to hold long term it’s very different than flippers who have houses when the market crashes and “are playing musical chairs and don’t have a chair”.

So you can use the HELOC as a short term instrument and then refinance it out but make sure you can get the leverage you want.

Weekly farmer's market, multiple LARGE cultural festivals, a sufficient music scene draw, some minor league sports arenas (Hockey, Basketball), and a flourishing LGBTQ+ community to boot.   

The Ybor City area located just outside of downtown is developing area which brings tourist, cruiseline guest, music groups and artist nationwide.
