If the owner is cash strapped maybe that deposit up front could sway them and you’d avoid the high interest of a HML with the same up front costs.

If you're strapped on remaining entitlement, you could possible look at refinancing into a conventional loan to completely restore entitlement

It's great if there's work you plan on doing for the property (doesn't have to be a huge renovation) but are just a little bit strapped for cash and would rather finance it in.
