How are you finding deals, and what are you doing to extract the maximum profit from your flips?

My active investments (which require work and time), I typically achieve returns in a different stratosphere than 3.5% (most of my RE investments are infinite return as they have had all investment extracted). 

It's part of your job to extract this information from investors, and since many don't know how to really communicate this, we do mean extract.Suggest you also NEVER forget to put a price on your time!

Such as, clever things that you've learned to save time, extract lead nuggets out of half a million old emails, best mail merge techniques (which Thunderbird might do, we'll see) etc.

But I'm still not going to feel right about the amount of money that's it's going to take to get to that point, technologically, and that it is extracted from many people who don't see the value in it.

@Dhiren Ahir If someone goes to a lawyer with a lawsuit such as a slip & fall, they will assess the ease with which they can extract money from that opportunity. 

.- Bought an investment property for $110k on a second home mortgage 10% down (mortgage and deed still in my personal name) 2.75% interest- Renovated property this Spring (with all expenses run through an LLC with two friends, we each have 33% ownership)- Property is cash flowing nicely on short term rentals (all revenue run through LLC)- Current Zestimate $200kI have not yet deeded the property into the LLC, as I know we want to potentially refinance next year to extract our equity and use it to purchase another one.

I have also found the truck mounted systems extract more water so the carpet dries faster.

And you best believe that there is only 2 ways to deal with non pay.Deal with it yourself.Pay someone else to deal with it for you.Neither of those two ways to deal with it involve someone working for you on the hope that they'll get paid only if and when they can extract money from your tenant lol.

Thats not even factoring the net worth and equity that will be extracted to continue to grow my portfolio and likely 5x in 3-5 years.I hope I am not coming across the wrong way.
