I simply just don't trust the news these days and have to look at my own markets and stats.I think the part everyone is conscious of is we saw a post-covid peak that in theory will not return, and we made a gradual return to 2019 levels.What I do think is true, per AirDNA, is that ocean and mountain markets saw the biggest increase, and now the biggest fall.... and now what's happening is many people, particularly older families who tried Airbnb for the first time, are realizing they never want to stay in a hotel again. 

I know some hotel franchises budget to shut down and renovate every ten years to stay updated.

Defendants also spent considerable funds on luxury travel and vacations, including least $4.6 million on chartering private jets and luxury car services, at least $183,871 on hotels and resorts (including $15,404 to Norwegian Cruise Line, $12,750 to Access Italy, an Italian travel company, and $8,738 to Expedia.com).

-asphalt parking/driving(currently dirt with massive pot holes)(awaiting estimate form local company)-Individual metering (previous hotel, 3 different buildings(2 doors, 7 doors, and 6 doors), all on one meter)Any advice or things to consider are appreciated.

Hotels don't just throw whatever couch and whatever chair is available into their rooms, so neither should you.  

I have rules that agree to when they book.No need for a lease on less than 30 day stay.Does a hotel ask you to sign a lease for a weekend or week stay?

In my past professional life I worked as an attorney for a hotel development company that owned over 1B in assets yet as a company we  did not feel the need to utilize entity structures nearly as complexed or  convoluted as what you arranged. 

Even back then there were a lot of high rise hotels where you could get a decent condo-style room with hot water, cable tv etc for really cheap ($15-20USD/night).

Make sure you are registering with the county you operate in for a biz license and with the state division of hotels and restaurants and get a $2M+ liability policy.My company started as a mgmt company for just my and my partner's properties it then grew from there.
