So I have came into a huge speed bump in the disposition aspect of one of my current Deals.

We (Banks) have to send like five "pretty please pay your loan or give us financials" letters, escalating in tone and threat before we actually apply any default rate (My covenants at my bank range from adding 4 points to the margin, to a straight 18% bump). 

But hey, despite the bumps along the way, it all turned out well in the end.

I have lived some of the issues you will bump into.

I’d buy your fist 10 with conventional loans then get an LLC to buy with after you tap out with 10 conventional loans.

When times are bad, renters bump down to my affordable 2k/month rentals vs paying 3 or 4k/month in nice A and B class rentals.

Would you lend a million dollars to someone who had no clue of the ups and downs and the bumps in the road of flipping houses.This is why I build out networks in the midwest for those looking to break in because those 90k houses with the 40k rehab, those houses are the deal 1 deals a lender would like to see. 

However you can still make money doing it, its just not hand over fist anymore.

If the tenants are $200 below market and not paying pet rent, bump them up $200 and add the pet rent.

If I were a Buyer's agent, and someone gave me a deal like that, I would be making money hand over fist every month.
