I am wondering how much expected weather of an area impacts your decision to invest in a specific area.Recently looked at Census data which shows that people are predominantly moving to Florida and Texas.

And how can we align our approach to meet those expectations and improve our chances of securing financing?  

A and B tenants, usually need more hand holding and expect more because they assume that they are entitled to it because they are paying so in rent. 

I expect greater than 10% just for the loss of residential F/f financing.at 10% difference, or even 15% difference, coop would be up there with lot splits on sophisticated value add.  

I guess that kind of vitriol is to be expected coming from someone who doesn't even have his own picture in his profile. 

Although it depends n your budgets and expectations. $430 could be chicken feed to you.How big are your pockets lol.Obviously you want them to get bigger!

As far as rates I see them declining slower than expected but lowering nonetheless. 

It looks like a great idea on the surface but the numbers don't stack up from a risk/return point of view as far as I'm concerned (it could be different for you depending on your return expectations).
