I'll reach out to the lawyer in the meantime, but I suspect if they refuse to pay it, it'll have to come out of their security deposits when they move out?

I am not a lawyer or know the nuances of licensure law to this level.That being said, I would imagine that if you signed contracts with clients that they will pay you $5,000/mo or $250/hr, or whatever you agree on, for consulting services, that is between you and them.

Get the squatters out of the unit before you start reaming the PM, you want them and their lawyers on your side.
