They are 100% correct.The downside sometimes to forums is people have a superman complex and get the impression real estate is easy as they think everyone is doing it and just jump in without the knowledge or expertise.

There are a couple of things that come to mind, if a payment is missed the lender cares, if the servicer goes out of business or misses a substitution of trustee, the lender cares, if the borrower goes to the lender to try to get removed from the loan (usually to buy another house) the lender cares, if the property gets caught up in a bankruptcy or divorce, the court cares and that means the lender gets involved.

I know a lot of CA investors doing MTR/STRs to cash flow in-state and OOS but it's a lot more work, not mailbox money.I hear stories of OOS investors losing money in the Midwest, the worst being a CA investor buying 3 apartment Class C complexes in Missouri who finally sold it 3 years year with all the repairs and tenant issues after changing PMs which didn't help.
