Since September communications have been weak at best though. 

Choosing markets with direct flight access simplifies logistics.After setup, frequent visits are unnecessary if you have a reliable team and good communication.

Do not communicate in any form other than email.How long did it take you to resolve things?

hey tim, i should have been more clear. i will be doing all of the property management per se, just looking for an organizational tool via an app or software that will consolidate the communication for my duties. i only have one out of state property and just dont think the amount paid is worth the relatively low stress of this specific quality property and tenant pool. i will look into stessa and buildium- thank you for the recs!

It was pretty upsetting the PM didn't do a good job communicating to the plumber the washer install is tenant's responsibility, nor did they do a good job explaining what happened to cause a 6-hour job at $1100, or try to lower it before charging me.

FYII filed a fraud complaint with the FTC and surrendered all communications and notes to the attorney working on the case. 

@David Dachtera David, I'm wondering if this is all a big communication issue or if it's a legitimate misunderstanding. 

To their credit they have had good communication with us and have hired the last exterminator that got the job done.

@David Varvaro yeah man I know that's probably a good idea, it just seems to me that it adds another touch point when it comes to communicating between on-island contacts.

Keep records of all communication, and be prepared to take further steps if necessary.
