I am under contract to buy and flip a house that I am paying $615K for. 

Good question - I've been house hacking on this property so your question made me do some math.Currently I rent a one bedroom studio for $1,100 which covers the $899 mortgage but not other expenses.

If you're just starting out, house hacking a duplex or SFH with an ADU can be a great way to reduce living expenses while building equity. 

Yesterday I found out that my old neighbor who moved away to take care of her father, inherited the house next door upon his death. 

But mostly buy a house with a large lot in a high-density area.   

Destroying the house calling board of health for tenant damages and literally every little thing creates huge expenses.

These are rental houses and NO one is 100% perfect with rentals houses I dont care who you buy them from who your tenants are or who your PM is..

It's a duplex in Chattanooga (technically Red Bank) and we will be house hacking for the next couple of years to build some momentum and experience.
