IMHO, the 50% rule and rentals (and investing in general) can be analyzed just like a casino game.

Trump does admit real estate is an appreciation business and claims 9 billion out of 10 billion is free and clear so he just might be right...well not might be:) He says he bought casinos for cash flow.

Since its inception, there have been new investors that have thought that the grass is greener on the other side of the border and has convinced themselves that they have cracked the code on how to safely invest remotely, that this time it is different for them, and they will succeed where the many thousands have failed.Heck, Julius Caesar knew of the perils of out of state real estate investing ... and if his property manager did not perform he would take their head off.

Anyone who has ever been to a casino knows that the house only needs a small edge to turn a profit.

Before the housing boom, it was nothing more than a farming community with an Indian Casino.

A scene in the movie "Casino" comes to mind when Robert DeNiro's character has to fire a manager after 3 slot machines simultaneously hit the jackpot and the manger did nothing.

But, again, most of our homes are in unincorporated Clark County and the hotels and casinos do not want the competition.
