Also note, as I learned the hard way, different governments define and calculate capital gains differently!

Hey Nathaniel, I suggest defining your goals – what exactly do you aim to achieve? 

This will define their deal size.

On paper I'm ready - I have the money, I've done the research, I have well-defined property/neighborhood criteriaI, I have an agent, contractor, property manager, lender, etc.I'm targeting off market deals with light value add potential in an area with high appreciation potential.

Some people define the Catskills as the four rural counties west of the Hudson River in SE New York, Green, Ulster, Sullivan and Delaware.

@Moira Baggett it's hard to answer without knowing more specifics on what you define as a "failing" syndication investment.
