I'm a high school business teacher in Colorado, so talking to teens about this stuff is what I do all day, every day.

Personal experience is a great teacher but a very, very expensive one.

In the area where I'm buying and renting out mobile homes, I've seen them for everywhere from $0 to $90K.There are some great teachers in this arena.

The tenants are a nice couple, and the wife is a school teacher at the nearby elementary school who can walk to work.  

Another teacher that I teach with is getting ready to retire and move to Texas.

Experience is also a good teacher, some of what I tried in 2015, I will no longer attempt in 2016.
