Yes...I do....I leave one in each bathroom.I also leave a welcome packet containing....cleaning products, stainless steel appliance cleaner, glass top stove cleaner...ect :)

Stove cleaner (glass cooktop) and some HE laundry detergent- these last two mostly because I don't want them to decide to use what they have....

They paid for a new glass top for the stove, repair to the counter tops and replacement of ALL of the hardwoods on the first floor.

Ok, now that is at least 60 toilets, 60 showers, 60 stoves, maybe, what 30 roofs?

There's no dishwasher, old stove, chipping paint on radiators, broken tile in the bathroom etc.

Each unit had a natural gas stove and separate gas meter. 

(Fridge and stove)  Not many 2/1s available now, but from what I see, same..fridge and stove.I was thinking about buying a washer/dryer from craigslist, which I think would be a huge plus.

I just rehabbed a house and spent about $1,300 for a whole set: fridge, gas stove/range, dishwasher and garbage disposal.

I often see impossible pro-forma numbers, that manipulate this reality.5 miles can be a world of difference as far as potential tenant pool, too.electric can vary depending how close to the beach, it can be 10-15 degrees cooler in the summer when you are 2-3 miles or less from the beach 5-10 degrees cooler 3-10 miles from beach, and maximum hot summer further inland... so air conditioning use can vary  depending on this.... also, if the heat is electric vs natural gas and the stove too, since NG is much cheaper than electric.that's my 1.5 cents
