Springfield Restoration to the rescue.

The reasons Im reaching out is because unfortunantly I haven't had alot of business in value renovation and restoration as opposed to just personal taste upgrades and necessary repairs.

They're motivated to restore and rebuild their finances, and they appreciate having a nice place to live which makes rent payments a priority for them.

Get a lease in place.Problem is my dad restores auto parts at home.

One of our rental properties in Kent, WA has a leaking bathroom, and we had to get our contractors in to do the restoration work. 

Without knowing costs in your area and seeing the interior you will be well north of $125k to restore this property. 

My problem is if I get the bridge loan then pay off the mortgage, should I go into a Joint venture and split the rest, or should I go for all the hard money myself and just hire a contractor or manager 

I restore them with Bondo.tomorrow I start on the granite tile counter.  

We know the following;Roof needs replaced  (gravel slant)Back wall needs restoration work and windows replacedSeveral Joists in basement need to be replaced (new concrete block posts were put in 5 years ago)Second floor corner flooring needs to be repairedThe electric has already been converted from knob and tube and plumbing is currently available on the 1st floorI have been researching the Ohio Brownfield Fund which provides a grant to cover the cost of a phase 1 assessment and have reached out to the state requesting information about other funding sources.
