Military and other government renters will often use that rate as a pretty hard cap (Averaged out over the trip), as going over that daily rate cap makes filing a reimbursement claim a huge hassle.

Using a management entity, especially taxed as Corp and not a disregarded LLC can give you some interesting tax benefit: You can use an accountable reimbursement plan, create a solo 401k, deduct investment expenses, etc...But it has a cost too (entity legal fee, tax return, etc...).My personal structure is similar, with a C-corp as my management entity, and a holding partnership LLC for all my investments.

AND the renovation monies is provided in the form of a draw... so you have to have the cash to say, renovate the bathroom, and then the lender will reimburse you for the bathroom reno.

My S-Corp pays us a salary, and has an employee medical reimbursement plan, and a SEP plan for retirement benefits, and is allowed to write all that off before it reaches the bottom line.

The soft costs like notary fee, doc prep etc. will vary slightly from one title company to the next.I typically don't view escrows, reimbursements and prepaids as "closing costs" for property analysis sake of a long term rental because these are costs you owe as part of the annual and monthly cost of ownership, not transactional fees.

At a minimum, as to buyer, you’d have to of course return their EM and reimburse them for any fees they incurred to accomplish the purchase….inspection fees, loan application fees, appraisal, etc.

It makes no difference - you found the unit in unkempt condition and have to pay someone to clean it, so that's what the tenant will need to reimburse you for via their deposit.Hopefully you have messages or emails about their use of the side-lots.
