I'm in Central WI, we get weather from crazy summer storms, 90 plus degrees with insane humidity for weeks, winter snow and ice like mad, and even a 40 plus day stretch a few years ago where it didn't get above zero degrees!

In my mind I think cash flow is king, and appreciation or future repair value is icing.

If the numbers make sense with the current taxes, a successful tax challenge down the road is just icing on the cake.

In my opinion, appreciation is "icing on the cake" for a cashflow mindset.

Hi, if you're going to make an offer, you might break the ice by asking the seller if they made any significant improvements to the property and have not repriced to a market rent level to support the asking price.

I was envisioning a casual stroll around the premises with a glass of iced tea, a high-powered flashlight, and a good pair of binoculars, and scribbling a few notes in a nice leather portfolio in between taking calls on the smart phone.

And if a water main bursts your car may be iced in, literally.  

Had some black ice rain in Oct - tenant slipped on stairsand got ride to hospital in an ambulance.

Oh there are tons on these forums, just look around.It's not as easy as cake an icecream.

In my opinion yes as it will improve the appearance and only get worst (particularly with snow and ice) overtime.
