I'm contemplating on selling my first house over the next year or so because I no longer live in the same area.

For those that are contemplating doing a fund, it's a good time to start the process as that can take a bit longer than a typical syndication to set up. 

Then by all means pull some off the table, pay the tax, and be ready to deal again.Or the middle road you're contemplating works well for a risk averse investor.  

Once it's done, you never have to contemplate should I have done it.

Okay so now that people have given their input, I'm contemplating whether or not this is a good deal.

I have two rentals and contemplating on making a $10K towards the principle on each SFH and having the lender recast the loan.

The seller won't know how many plumbing fixtures the buyer's construction contemplates (translation, they won't know the size of the tile field required), nor will they know the preferred location of the tile field - only the buyer knows their preferred footprint and building orientation.
