But where I live there is quite a bit to do-waterpark, state park, fishing camping etc.

@Jerry W.I don't know what it is, but something about that explanation reminds me of the process involved in staking out a good fishing hole. 

Every realtor I've spoken to (granted, they are fishing for commission) says that it will be a very loooooong time before this place will ever recover it's 2006 value and it's still on the downslide.
