(not an attack on any group, just the three I looked at joining today all had starting fees of 97.00 a month.)

I am ready to attack this with gazelle-like intensity (for those familiar with Dave Ramsey). 

I had to withdraw the offer after 2 weeks of waiting on the seller who was dealing with a sick elderly wife.3) 4plex in Auburn asking $450k offered $420k agreed on $430k- I had a pseudo panic attack immediately after our offer was accepted.  

This is another thing that I know could be anyone's guess, and is definitely unique to each property, but I'm planning on that $25,000 attacking the initial problems that a house from 1920 will have (wiring, roof probably, windows, floor).

Just consider a major earthquake or terrorist attack.  

Make a plan of attack and go for your DREAMS! 

What would be the best way to attack this situation?

This is the closest opportunity in months that I have had to get another property and I do not know how to attack this situation.

Seems some enjoy attacking from the shadows.

I will definitely be attacking expireds and FSBOs but am thinking about ways to rapidly expand my business in years 2 - 3 once I have some working capital to reinvest in myself and my business.
