I had a pitch book.. people are visual.. my dad taught me the pitch in the early 70s  with all my color coded maps and pictures etc. you lead them through the presentation.. so you present qualify then CLOSE... most can't close don't know how to close and simply can't ask for the order.. that is the key.

A 3/2/2 shared like that may be a deterrent and actually drive down the rent below what a normal 3/2/2 would be.

I discussed this in local mobile meetup group, if you are interested there's presentation "How much does it cost to build a mobile app" http://www.slideshare.net/jkirsakmens/how-muchdoes...Thing is for very simple ideas you can do well enough without hiring developers or learning programming languages - there are number of platforms to "stick" simple apps together by using visual tools.

Replace battery is necessary.(9) Test/Reset GFCI receptacles.(10) Test outside hose bibs and main shutoff valve.(11) Visual inspection of ceiling for stains.(12) Replace burnt out light bulbs for elderly tenants with no ladder.Then every 6 month or so I would do a few additional things such as wash down AC compressor coil; open the tub drain and bathroom lav drain stopper and tease out the hair down there; may be do a test load of wash and dry if I have some dirty rags in the back of my vehicle; get on the roof for a visual check, open the main sewer cleanout outside and shine a flash light down, and obviously I emailed tenants before each visit to see if they need me to look at anything.
