I guess I would only use that as a possible "deal sweetener" of sorts to make the seller feel more confident about receiving payments, although it seems like an unnecessary expense...unless she brings it up, I may try to avoid it.

You should always get estimates from at least 2-3 contractors before starting a project so that you can compare the estimates and look for unnecessary work/costs.
