I am very sensitive to not keeping a guy like that busy because he needs and deserves it.

We've enjoyed taking our time restoring old homes with an upscale historically sensitive focus.

Additionally, vacation rentals is a very sensitive issue here in Honolulu these days.

Figure a "commitment fee" makes sense, and then it's probably reduced from overall "underwriting fee", or something to that effect.I guess I am grouping the grotesque upfront fees ($500-$1,000-$2,000, etc) with the lower commitment fees in my sensitivities, which is probably wrong. 

But it has been my experience over the years that people will lie thru their teeth and will screw thier fellow man/woman over in a second if they think it will benefit them.  

Condos are very sensitive to price shifts.

If you can cut your teeth by hooking up with some local Oahu investors, you can make some cash, learn a ton, and probably find a deal or two near you.
