The last gardener, despite telling him not to, would scalp my tall fescue grass during the heat of the summer, and that would cause the grass to nearly die because it was too short, and the soil was getting baked.

In my opinion they could have done this over the counter, as even the foundation was stamped and approved by the civil engineer and the geotechnical soils engineer.

Almost all of Glendale, CA is this way - - but built back in the '40-'60s.Civil Engineer soil reports, piling footings 20' deep -- lots to consider.
