@Spencer Sutton  I don't take any of this personally I don't need to .... my point is I have been funding TK operators since 2002... and I see the huds.. you gave the impression that these guys are making 20 to 30k per house on average.. this is not the case industry wide.And I was just pointing out that we moved our 34 homes from golden key to Decas for cash flow and cost saving reasons.. we were not performing as we would have liked with Golden Key.. our experience for what its worth has been much better at Decas but we have some pretty nice homes though...

What a golden opportunity to make all of your growth inside that now and use the tax preferential treatment to accelerate your growth while at the same time having that money available in case you need it.  

The Golden Triangle isn't currently known for its deals right now, and competition is high for a much smaller metro.
