Performance.If there is a default with respect to any of Landlord’s covenants, warranties or representations under this Lease, and if the default continues more than fifteen (15) days after notice in writing from Tenant to Landlord specifying the default, Tenant may, at its option and without affecting any other remedy hereunder, cure such default and deduct the cost thereof from the next accruing installment or installments of rent payable hereunder until Tenant shall have been fully reimbursed for such expenditures, together with interest thereon at a rate equal to the lesser of twelve percent (12%) per annum or the then highest lawful rate.

@Eric HildebrandProperty management company normally doesn't hold the assets but collects the rents.Property management company may request for reimbursement for any repairs made to the property(or can be directly made by owner of property).Property management company charges a fee to owner for managing the assets.Property management company issues a payment to owner on whatever is left over.

If you repaired it, they may not replace it because it does not need to be replaced, which is a valid answer because why spend money on something that does not need to be fixed. unfortunately you probably paid out of pocket for that which they will not reimburse you and actually if something were to happen could turn around and have you liable...thats unfortunately how the world works.
