The issues of 2023 are a result of the covid boom coming to an end and travel patterns returning to normal.

If I were you, I would look at several deals I was interested in, and run the numbers on them, you will begin to notice a pattern which will help you understand your market better, and help you zero in on the metrics you will use to analyse properties. 

The new definition includes: “Whether for another or themselves, engages in a pattern of business of buying, selling, offering to buy or sell, marketing or sale, exchanging, or otherwise dealing in contracts, including assignable contracts for the purchase or sale of, or Buys, sells, offers to buy or sell, or otherwise deals in options on real estate or improvements thereon.

I watch for certain patterns with properties that come on and off the market on the MLS.

I've not noticed any strong "buy in the hood" or "buy in middle income areas" or "buy in nice areas" patterns either way.
