I usually gut bathroom to studs and have plumber replace any galvanized or cast iron plumbing with pex and pvc, make sure exterior wall has insulation and plastic, check my wiring and move if necessary, install new fart fan, new drywall, tub, vanity, medicine cabinet, towel bars, usually run tile from top of tub to ceiling, new toilet, vinyl plank flooring.

I need to elaborate a little more about the cons for out of your area investing.CLOSE TO HOME - When you invest close to home you get have the opportunity to screen and your tenants, the opportunity to do personal inspections to see whether or you 10 times the number of people are living in your unit and you have the opportunity to inspect your units to make sure your tenants are not destroying your property.OUT OF YOUR AREA - When you rely on someone like a property manager or friend to manage your out of area property you should try to understand that property managers have many irons in the fire and if they do bad things to keep your books in the green.

Unless it's a new build you are probably dealing with a 1920's-1940's build, all of which had knob and tube wiring and cast iron plumbing.

From my limited belief, the law technically covers double closes this but as @Irfan Raza stated there has been no REAL enforcement, if anything it is just causing doubt in newcomers in the market which ironically was the starting motivation of this thread.
