These places are selling like crazy and the net return is infinitely greater.  

There seems to be a decent amount of breakers online but finding one in the store shelf would be very unlikely.

Some of these tenants may be taking advantage of the situation.The government does not have infinite funds.  

I will be working with 1 less bathroom but have to replace the Heating unit and and air conditioner as well as a broken window.. also the kitchen is about half the size so I'm hoping I can stay within budget by doing some work myself (demo, painting, deck restoration) it's about 900 sqft.. similar units seem to be flying off the shelf according to the local MLS so I'm confident.. it's definitely inspiring seeing your amazing work.. just curious I know it's a different market but how much were you able to sell that for?

Billy Mclachlan I agree with Chris Popov there returns you are referring to would not be "off the shelf" in today's market.MF properties are selling at very low cap rates at the moment... you are 3 years late...Better wait to the next down turn to buy distressed assets.

We are only granted 24 hours in a day, while money is granted (if you understand how it works) an infinite number of hours.To me, the difference is the CF Investors are taking their profits out in pieces, while the Appreciation investors are waiting for the big score.

We utilize the Reg D 506c exemption, and we are responsible for vetting that each investor is indeed accredited.We looked at a number of off the shelf solutions, and ended up with one that our webmaster, working with the software engineers of the vendor, was able to modify satisfactorily, with a couple of exceptions.  

Infinite returns.For the larger purchases, we received 80% of purchase plus construction lines that automatically roll over into the loan.

The shed has a shelf for storage of items inside.
