Think from his perspective-- why would anyone sell a property that makes $2400/month.. for $80K... because they know giant bills are coming.. or maybe the city is demanding things get done, and don't want to pay them-- that's why.For your first investment property, unless you have access to around $40K to put into it, I wouldn't suggest it.

With 870,000 people leaving CA in 2022 alone, I think it's only a matter of time before this problem mushrooms into a giant tax grab for people who've moved out of state and those of us with similar names.The other thing to be aware of, is that WA has a huge tax on the seller when you sell a rental and it is likely more taxes are headed toward property holders.

As a wholesaler, you would never get an inspection with my REI, as that is provided only to offers submitted with POF and Load PreApproval letters PRECISELY to avoid every Tom, Dick and Harry from disturbing the tenants and wasting my time as well.Real data and inspections belong to real players, not speculators IMO.That's part of the game when you choose wholesaling.

Yes Dick let me explain.It is a quad building one of the units you go in and stairs to the right with 2 bed and bath upstairs.Dining room,half bath,kitchen and living room on main level.When you walk in to dining room there is galley style kitchen.Breaker panel at eye level at the end of the kitchen on the wall.Look up in kitchen and there is shop light style lighting an drop panel on each side of long shop light.
